A Step-by-Step Guide to Commercial Remodeling in Plano, TX

As you’re preparing for a new layout with your commercial remodeling project, you need to know what to expect. These are large projects that require careful planning and skillful execution. Here’s a step-by-step guide to how we approach the commercial remodeling process.

After reading this guide, you should have a good idea for how the commercial remodeling process works.

There are always variations from project to project, so let this serve as a rough outline for how to approach your project.

01

Contact Us!

Yep! It’s that simple. Contact us and we’ll be able to assist you with this whole process. Usually your first step is reaching out to different contractors to schedule a site walkthrough. Ask around and do your due diligence on who can handle your commercial remodeling project. You should contact people that you trust to get their recommendations on who can get your work done.

The construction industry can be tricky to navigate, especially if this is your first large project. If you can’t find anyone based on recommendations, or don’t trust the contractor’s ability to get the project done, you can always contact us. We have experience doing this kind of work.

You may also want to check out our blog for some useful articles to help plan out what you’re looking for in your commercial remodeling project! There’s tons of content on there that can help you think of what your Vision is!

Once we get in touch, we’ll be able to check out your project and discuss what you have in mind for your commercial remodeling project.

As you consider all these people and what they do, you’ll begin to get a better idea for what would make their lives easier. Consider polling your employees to get a sense for what would make their lives better at work when approaching your commercial remodel.

What do you want to see? How fancy is it? Close your eyes and visualize it! Get creative! We’ve found that as people consider the hassle that construction can be, they want to get as much work done in the shortest amount of time possible.

The ideal situation varies depending on your employee count, age of the building, colors of the walls, and hundreds of other factors. If you can bring a lot of ideas to the table, we can help provide advisory on what is going to be the best changes to make, and what is going to be the most difficult.

This is going to help us get a good sense for what you’re wanting done, and then we can provide a reasonable timeframe to accomplish the work.

After you’ve done some brainstorming for what you want, we’ll consult with you to verify we’re not missing any of your ideas! Believe us, we’ve met some VERY creative people and nothing is surprising anymore! In a good way! Don’t be afraid to bring up anything you are considering doing. During this stage, we want you to get everything you want, and are always open to new ideas.

When we are scoping out a commercial remodeling or renovation project, we like to try to reverse engineer the final product in order to figure out what work needs to be done. Then, we’ll start working on an estimate and walk through a Scope of Work with you!

02

Discovering The Vision

When you are planning for an office remodel or renovation in Plano, TX, there’s a lot to consider. The construction world can be tricky, especially when coordinating multiple trades to work together. Instead of contacting someone for your flooring, then your trim, cabinets, painting, and everything else, it’s one call to us. We’ll walk you through everything that we need, and provide you a relaxing construction experience!

As you first approach the process, try to think of what the ideal layout looks like. Consider what your employees complain about the most frequently, or what your customers have mentioned to you in passing. This can range from paint colors not matching, to entire layout changes in your building. With such a wide variation in what people want, we want to be sure we’re on the same page for what your Vision is.

Start by considering everyone that comes in and out of your building. Or even those that drive by it. Make a list and check it twice. You may have:

03

Estimating and Budget Consultation

Once we go over everything you want, we’ll prepare an estimate for the work. This is often the time where people come back to reality. We need to be sure we’re on the same page for how expensive construction can be, what’s in the budget, and what the absolute necessities are.

Ever since the start of the COVID-19 pandemic, almost everything in construction is more expensive. It’s important to be realistic with what the needs and wants are! If you want to know about how drastic the pandemic has affected construction, feel free to check out this article for a better breakdown.

We cannot get everything perfect, so we may need to meet our specialty trades at the project to verify their pricing. These are typically the electrical, plumbing, HVAC, and cabinet trades. There’s a wide variation in what someone would bid a project at, so we always prefer for them to get their eyes on the project before giving us a price. We hate change orders just as much as you do!

Once we narrow down the requirements from the nice-to-haves, we’ll be able to give you an accurate, detailed estimate. For us to do a good job in preparing an estimate, we may need to meet with several of our subcontractors to strategize the game plan, timeline, contingencies, and everything else in the construction process.

We’ve found it best that all stakeholders in the job are informed of what’s being planned and if they have any other suggestions. You may discover something you weren’t considering before that would make a huge improvement to employee morale.
As the old saying goes, “Measure twice, cut once.” We prefer to spend a lot of time planning your commercial remodel. It’s far better to get your Vision then execute in a turnkey fashion. It makes everyone happier in the end!

04

Walk and Confirm the Scope of Work

Once we’ve thoroughly discussed the Scope of Work and estimated price, we’ll give you a project proposal. We usually prefer to walk the job with you and discuss the process of how we would go about completing your project. This makes sure that we are both on the same page and that we didn’t miss any details of your Vision.

We can always revise our proposals, so it’s important to consider what the needs and wants are. Budget is typically the constraint, but there are several financing options to get your project completed, and your stakeholders satisfied!

05

Signature, Down Payment, Construction Begins!

Now that you’ve picked out everything you want, and everyone is on board with this taking place, we’ll get started on your job. Once we get a signature from an authorized representative and a down payment, we’ll get to work! The first step is usually buying all the materials and paying subcontractors down payments to get started on your project!

We try to go above and beyond for every project we do. This is achieved in practice by keeping an open mind to any changes that need to be made, and how best we can keep your space functional. Sometimes, this can’t always be done. So we will coordinate things like employee parking, temporary space closures, and safety precautions to make sure everyone is kept safe.

When we’re in this stage, we’ll take care of any preliminary work and coordination that we may have to do, including:

Once we have these planned out, your project is officially in motion! Bear in mind, we aren’t omniscient. We don’t know EVERYTHING that is going to come up along the way. You don’t know what’s behind a wall until you rip off drywall. However, by working through your project in a systematic way, we can get it all done in a reasonable timeframe. Likewise, we will handle any of breakdowns that come up along the way.

One thing that makes us different is that we stay in constant communication with where your project is at. We do this by using a CRM (customer relationship management) software called BuilderTrend. We chose this CRM because it is the most transparent for scheduling, communicating, and payments. We even give you your own Owner Login so you can check the progress of your job from anywhere in the world! Other property owners have found that this gives them more peace of mind with all the work taking place.

If you think your commercial property needs some TLC or a major renovation, we invite you to take the next step and contact us today. We hope to hear from you soon!
